KUALA LUMPUR: Gamuda Bhd's property development arm Gamuda Land has seen a 50% take up of its flagship boutique development Valencia's latest phase known as Luc Hillside Bungalows, since its launch in May.

Valencia is situated in Sungai Buloh, Selangor.

The Luc Hillside Bungalows, with a gross development value of RM80 million, sits on 6-acre tract comprising 13 bungalows with the average price of RM5.5 million. A spokesperson for the developer told theedgeproperty.com that the new phase has seen good response with some 200 interested buyers registering their interest for the property.

"We hope to see the project fully taken-up before year-end. Most of the buyers are a mix of repeat and new buyers, both locals and expatriates," he said.

altThe bungalows have land sizes from 10,000 sq ft, while the built-ups are from 5,200 sq ft, with at least 5+1 bedrooms and 5 bathrooms.

The spokesperson said the Luc Hillside Bungalows is the second final phase within Valencia, which spans a total of 280 acres. The development is divided into four main residential precincts, the South Golf Precinct, North Golf Precinct, Hillcourt Precinct and the Garden Precinct.

The earthwork for the development has already began and is expected to complete within 24 months.

Located near the Forest Reserve Institute of Malaysia, Valencia offers a private residents-only 9-hole golf course and clubhouse.

On the final phase of Valencia, the spokesperson said that it would comprise 66 units of three-storey link houses in the Garden Precinct.

"It would be on a build and sell basis. Currently, it is under construction and the completion is scheduled by end of 2011," he said.
