Zenith Residence is a leasehold condominium comprising a total of 358 units and located in Kelana Jaya as part of the Zenith Corporate Park. Completed in 2013, it was developed by South Malaysia Industries Bhd.
According to Jennifer Lee of Reapfield Properties (Puchong) Sdn Bhd who concluded the deal, the renter is a nurse looking for a unit close to where she currently works in Ara Damansara.
Lee told EdgeProp.my that the tenant had been looking for a unit around two months before reaching a decision on taking up this unit.
The tenant liked the unit as it was in a well-maintained condition and at an affordable price, noting that the normal rental prices are around RM1,400. Other than that, the renter chose the unit as it comes with a spectacular sunset view.
According to EdgeProp research, the average transacted price of RM516,666.67 or RM494 psf were recorded for six units in Zenith Residence in 2019 while there are no transacted data recorded for 2020.
As of December 2021, only 19 units have been listed for sale in EdgeProp.my with an asking price of RM535,947.37 or RM481.47 psf while 29 units have been listed for rental with an average asking price of RM1,916.83 or RM1.83 psf.
