Hicom-Glenmarie Industrial Park in Section U1, Shah Alam was developed by DRB-HICOM Bhd. This freehold light industrial park consists of factories, offices and shopoffices with built-ups ranging from 823 sq ft to 43,560 sq ft.

Esprit Estate Agent Sdn Bhd’s SK Yeo shared that Hicom-Glenmarie was a highly sought-after industrial park due to its easy accessibility to major highways, an important factor for industrial companies.

Commenting on the concluded deal, Yeo said the previous owner had been trying to sell off this unit for three years already. 

“She had been trying to sell this premises for three years but could not get a good offer. So she was very satisfied when she finally managed to get RM2.3 million as the transacted price.” 

Meanwhile, Yeo shared that the buyer had chosen this unit because of its well-maintained condition and the extension done on the unit.  

“The buyer purchased this factory for own use. He did not mind paying a little higher for this premises. Furthermore, the owner had kept the premises well and done an extension at the first floor. The buyer was happy because he found the right factory for his business’ purpose.”

Yeo also said a freehold industrial property is rare in the Shah Alam area. Most importantly Glenmarie is not prone to flooding.

As of May 2022, seven industrial properties at Hicom-Glenmarie Industrial Park were listed for sale on EdgeProp.my with an average asking price of RM17.2 million or RM584 psf. Meanwhile, there is only one unit listed for rent at an asking monthly rate of RM126,800 or RM1.68 psf.
