This plot of commercial land (corner unit) is in an industrial area in Kapar town in Klang, Selangor.

According to Hugo Siow of CiD Realtors Sdn Bhd, who concluded the deal, the buyers chose this land as it was near Port Klang, which made it more convenient to obtain their imported stocks from the port.

“It was close to their current office and the residential area for staff accommodation as well. Plus, the rebuilding cost was low because the land was flat,” said Siow, adding that the freehold tenure was also a strong deciding factor.

The previous owner had moved out from the area for more than 10 years, but the building on the land was rented to a construction firm to keep its machinery.

“During the Movement Control Order [in March 2020], the tenant had already moved out. Hence, the owner was looking for someone to purchase or rent the plot,” added Siow.

As of July 2022, there were three Kapar commercial land plots for sale on EdgeProp.my with asking prices of RM4.75 million (1.1 acres) to RM15,681,600 (3 acres).
