Taman Nirwana, located in Ampang Jaya, Selangor, is a residential neighbourhood surrounded by shops for daily convenience.

According to Shahira Mohamad of MN Associates Sdn Bhd, the deal for the two upper floors of the three-storey shoplot, each with a built-up of 1,412 sq ft, was concluded quickly over a smooth and pleasant transaction.

“The tenant, who was from the US, married a local and was doing charity work here.

She contacted me through EdgeProp.my and set up a viewing for this shoplot the very next day. She knew what she wanted and hence, it was an easy deal,” shared Shahira.

The only concern she had was the leaking roof panels, but it was resolved when the landlord agreed to bear the cost of repairs through monthly instalments.

The tenant also liked this unit as the rent was cheaper than her previous shop.

As of end-July 2022, there were three sale listings for Taman Nirwana, Ampang Jaya shoplots, ranging from RM740,000 to RM3.4 million (RM493 to RM693 psf). Meanwhile, there were seven rental listings with asking monthly rents ranging from RM2,000 to RM13,000 (RM1.42 to RM2.65 psf).
