Located in the quieter parts of USJ, Subang Jaya, this terrace unit in Taman Pinggiran is nestled in a gated and guarded neighbourhood with an array of conveniences around it. 

Carmen Lee (PEA 3154) (012-207 3989) of Reapfield Properties (HQ) Sdn Bhd, who concluded the deal, said the unit was occupied by an extended family and when the said tenants wanted to move out, the previous owner decided to sell the unit.

“Meanwhile, the buyer liked the unit because he was keen on the neighbourhood since it is secure and quiet. The roads within the compound are also very wide and it doesn't feel cramped up even if there are additional cars parked along the road. The neighbourhood also has many mature trees so, the area is windy and shaded,” Lee said.

Lee deemed it a fair deal as RM950,000 is a great price, given that it is a corner unit. Since the house needs renovation and remodelling, such costs were also taken into consideration when the offer was made. 

As of the beginning of November 2022, there were 100 for sale listings for houses in USJ, Subang Jaya on EdgeProp.my with an average asking price of RM888,720 or RM578.34 psf. Meanwhile, there were five rental listings with an average monthly rent of RM2,040.
