Bandar Mahkota Cheras is a small township in Cheras consisting mostly of two-storey terraced houses and shoplots. Located along Jalan Temenggung 3/9 are also many shoplots. 

According to Lydia Sim (REN 02250) (017-287 2633) of Centricity Realty, who concluded the deal, said the owner of the unit was cashing out for other investments and that this property is a good investment for capital appreciation. Similarly, the buyer likes the unit because as a seasoned property investor, he has confidence in the capital appreciation for the property in the area. The buyer has been eyeing a unit in this particular street for almost two years.

It was therefore a good deal as both the owner and buyer were happy with the transaction. 

“The buyer had been looking for a shopoffice on this particular street for quite some time as there are not many available for sale. The street also has a high traffic.

“The owner purchased the unit more than a decade ago, and the sale gave him good capital appreciation to cash out for other investments” revealed Sim. 

As of the beginning of November 2022, there were 19 for sale listings for shops in Bandar Mahkota Cheras on EdgeProp.my with an average asking price of RM2,345,579 or RM620.03 psf. Meanwhile, there were 17 rental listings with an average monthly rent of RM4,850 or RM2.28 psf.
