Pandan Indah Commercial Park houses a range of leasehold shop lots and shop offices. The shophouse from this deal is located in this development at Pandan Indah, Ampang.

Justin Lim (REN 39795) (011-261 01840) of CID Realtors Sdn Bhd, who concluded the deal, said he was able to negotiate with the current tenant for a higher rental rate and created a new tenancy to be signed before the deal was sealed. 

Lim considered this a good deal as the owner was retiring and wanted to sell the unit, while the buyer was looking for a property as a means of investment.

As of mid-November, there were eight for sale listings for shophouses in Pandan Indah on EdgeProp.my with an average asking price of RM1,467,250 or RM617.43 psf. Meanwhile, there were also eight rental listings with an average monthly rent of RM5,314.28 or RM2.37 psf.
