According to Nuraihan Abu Zarim (REN 63599) (012-682 9801) of AFZ Realty Sdn Bhd, the buyers were drawn to the unit because it was close to their first home, already renovated and extended, and sits within a gated-and-guarded neighbourhood. It was a love-at-first-viewing deal followed by a straightforward cash purchase. The previous owner decided to sell after settling down in Selangor, capitalising on the home’s prime location and surrounding amenities.
The latest transaction at Bertam Lakeside, Penang was recorded in March 2025, with a bungalow on 1,539.25 sq ft of land area sold for RM425,000, translating to RM276.11 psf (source: EdgeProp EPIQ).
As of beginning-February, based on *seven sale listings for bungalows on EdgeProp at Bertam Lakeside, the average asking price was RM1,407,142.86 or RM397 psf, based on land sizes ranging from 1,539 to 6,426.05 sq ft. There were no rental listings.
