The design theme and luxury office setup also distinguished the property from similar listings. The unit was on the market for one month before it was rented. It offers a flexible office workspace with a kitchen lounge, bathroom facilities and a complimentary car park. The owner purchased the property for rental income.

A transaction on March 18, 2026 saw a serviced apartment unit at The Troika with a built-up size of 2,830.93 sq ft sold at RM2.4 million, reflecting a price of RM847.78 psf (source: EdgeProp EPIQ). 

As of mid-July, based on *three sale listings on EdgeProp for apartments at The Troika, the average asking price was RM2,126,667 or RM1,577.94 psf, based on built-up sizes of 1,347 to 1,350 sq ft. Based on *three rental listings, the average asking monthly rate was RM5,333.33 or RM4.79 psf, based on built-up sizes of 989 to 1,500 sq ft.
