According to Syahmi Aiman (REN 59139) (011-282 08954) of Quality Homes Realty (M) Sdn Bhd, the buyer liked the exclusive gated-and-guarded area with the home situated at the end of the road. The listing price was negotiated down from RM4.35 million to RM3.9 million. It was noted that the neighbouring property was being sold for RM4.9 million. The previous owners sold the property because they inherited it from their parents and wanted to cash out.

A transaction on Oct 24, 2025 saw a bungalow along Jalan Setiakasih, Bukit Damansara with a land size of 24,596 sq ft sold at at RM32.5 million, reflecting a price of RM1,321.35 psf (source: EdgeProp EPIQ).

As of end-July, based on *10 sale listings of bungalows on EdgeProp at Bukit Damansara, the average asking price was RM4,837,000 or RM832.11 psf, based on land sizes ranging from 5,188 to 6,850 sq ft.

Based on *five rental listings, the average asking monthly rate was RM21,285.71 or or RM3.06 psf, based on land sizes ranging from 2,500 to 7,500 sq ft.
