MELAKA: Seni Pujaan Sdn Bhd (SPSB) recently made its debut in the property development scene with a luxury boutique serviced residence project in Melaka dubbed The Heritage.

The Heritage will be managed like a luxury serviced accommodation where owners can lease out their units for long or short stays.

The joint venture development with landowner Yayasan DMDI is located on a one-acre leasehold land with a gross development value (GDV) of RM120 million.

Located in the Unesco world heritage city, the project was launched on Oct 18 and  officiated by Melaka Chief Minister Datuk Seri  Mohd Ali Mohd Rustam.

According to SPSB director Lye Siang Long, the main target market comprises both locals and foreigners who are looking for luxury accommodation in the tourist city.

“SPSB is confident that the project will greatly contribute to the development of the tourism industry in Melaka by being a choice accommodation of visitors to the city. With the availability of this boutique residence, tourists will be encouraged to stay longer,” he said.

The Heritage features a total of 261 units made up of 68 studio rooms, 35 studio apartments with kitchenette, 32 business suites, 113 two-bedroom apartment units, two units of three-bedroom apartments and 11 double-storey retail units.

Situated at Jalan Merdeka, the facilities provided include a cafeteria, gymnasium, laundrette and a garden. The Heritage sports a colonial-inspired design while being fully furnished with ultra-modern amenities. Modern and Balinese design elements have also been integrated into the development.

The commercial units have built-up areas of 2,077 to 4,194 sq ft with a price tag of RM2.7 million to RM6.3 million or RM1,300 to RM1,500 per sq ft. The studio room is 218 to 296 sq ft in size and priced from RM202,000 to RM279,000 while the business suite is 263  to 290 sq ft with a price tag of RM249,000 to RM282,000. The studio units with kitchenette have built-ups from 262 to 559 sq ft with prices ranging from RM243,000 to RM520,000 or RM930 to RM990 per sq ft.

The sizes of the two-bedroom apartment units are from 647 to 951 sq ft with prices from RM614,000 to RM937,000 while the three-bedroom apartment unit has a built-up of 1,319 sq ft selling at RM1.3 million.

“Response to the project has been encouraging even prior to the launch. The positive response was probably due to our location,” Lye said, adding that 100 units of the two-bedroom apartments are left for sale.

He added that following this, SPSB plans to develop similar luxury boutique suites in Melaka. “We might have a Heritage 2 or Heritage 3 and so on,” he said.

The Heritage is expected to be completed in 2014.
