The transaction was considered a good deal as the buyer secured a rare, high-floor unit at an attractive price within a low-density development, while remaining close to family. The previous owner had intended to stay in the property but decided to sell following a change of plans upon its completion.
A transaction on Sept 4, 2025 at Sunway Artessa saw a condo unit with a built-up of 1,097.93 sq ft transacted at RM781,000. This translated to RM711.34 psf (source: EdgeProp EPIQ).
As of early March, based on *eight sale listings on EdgeProp at Sunway Artessa, the average asking price was RM848,750.56 or RM613.14 psf based on built-ups ranging from 1,109 to 1,303 sq ft. For rentals, there were *10 listings with an average monthly rate of RM3,575 or RM3.05 psf, based on built-ups ranging from 1,098 to 1,303 sq ft.
