According to Kj Jeevanathan (REN 43177) (014-634 9331) of Metro City Realtors Sdn Bhd, the buyer cited the price, location and zoning of the land as key factors influencing his purchase decision. The land was on the market for approximately six months before the transaction was concluded. Kj also felt that the land value and its pricing aligned with prevailing market expectations. The previous owner had held the land for more than 20 years before deciding to sell.

A transaction on Sept 10, 2024 saw a freehold residential plot of 10,398.02 sq ft at Sungai Penchala changing hands at RM1.35 million. This translated to RM129.83 psf (source: EdgeProp EPIQ).

As of the beginning of March, based on *39 sale listings on EdgeProp for Sungai Penchala residential land, the average asking price was RM5,288,234.23 or RM143.67 psf based on land sizes ranging from 6,781 sq ft to 43,560 sq ft.
