According to Nur Alia Omar (REN 43690) (010-228 0071) of IQI Realty, the buyer was an upgrader who wanted a larger or improved property. The previous owner was willing to let go of the property at below market price as it had been on the market for one and a half years.

A rent deal dated March 1, 2024 at Excella Business Park, Ampang, saw a 799.98 sq ft shop leased for a monthly rate of RM3,200, translating to RM4 psf (source: EdgeProp EPIQ).

As of mid-May, based on *three sale listings of shophouses on EdgeProp at Excella Business Park, the average asking price was RM3 million or RM395.72 psf, based on built-ups ranging from 4,575 to 14,900 sq ft. No data was available for rentals at Excella Business Park.
