KUALA LUMPUR: An exclusive gated and guarded luxury project in Damansara Heights in Kuala Lumpur, Zephyr Point on Basong (pictured), will be completed and launched end April by Urban Hallmark Properties Sdn Bhd (UHP).

The company is owned and managed by Datuk Jeffrey Ng, who is also the executive director for Sunway City Bhd. Ng, no stranger to the local building fraternity, was formerly managing director of listed developer AP Land Bhd and immediate past president of the Real Estate and Housing Developers’ Association of Malaysia (REHDA).

Zephry Point on Basong, situated on a 1,37-acre freehold tract, is UHP’s maiden project and it has an indicative gross development value of RM75 million. The build-then-sell gated and guarded project comprises only seven units -- three penthouses and four villas. The 3-level villas, have built-ups ranging from 8,000 sq ft to 10,000 sq ft, while the three penthouses sized from 10,000 sq ft to 12,000 sq ft, are spread on a single level.

With an indicative pricing at RM1,200 per sq ft, each unit can be expected to be priced at just below RM10 million onwards.

“This is the first ‘all-branded’ show house in the country, while promoting higher aspects of architecture and finishing. During my years of experience, I am able to see the gap big developers would not do and so, I took the risk. For example, not many people would build a penthouse on one level with a built-up of 10,000 sq ft,” Ng said during the preview of an 8,000 sq ft villa last night. Present was Kuala Lumpur mayor Datuk Ahmad Fuad Ismail and other guests.

The show unit was fully furnished by Space Furniture, with brands such as Cassina, Zanotta and B&B Italia, wardrobes by Poliform in Italy and Varenna Kitchens.

Each unit comes with a private home office sized between 300 and 500 sq ft, located on a special dedicated floor known as Breezeway. The Breezeway also hosts the residents’ function lounge and entertainment foyer, overlooking a fully equipped gym and infinity pool.

Ng told theedgeproperty.com he is currently developing his own property management team, when asked who will be managing Zephyr Point on Basong.

“I believe Damansara Heights is an undersupplied market, while Kuala Lumpur city centre (KLCC) is oversupplied,” he added. According to the developer, Zephyr Point is on par with premium developments like Nassim Park Residences in Singapore and The Residence Hyde Park in Sydney, Australia, which leverage on location, lifestyle and luxury. It offers designer living with modern contemporary design and finishes, exclusive location and super-low density development of only seven units spread across 60,000 sq ft.
