V Residence Suites is one of the three residential blocks at the Sunway Velocity integrated development in Taman Maluri, Cheras.

The serviced apartment block is flanked by other components in the development, namely retail, offices, healthcare, hospitality and public spaces.

Completed less than a year ago, these serviced apartment units are enjoying buying and rental interests from both locals and foreigners owing to their strategic location and connectivity to amenities nearby, according to PropNex Realty’s Tung Kwee Sia, who co-brokered the deal.

“V Residence Suites is connected to Sunway Velocity Mall and within walking distance to MRT stations which are linked to the development via a covered walkway,” she told EdgeProp.my.

The convenience of staying here has attracted an expatriate who is working in Kuala Lumpur city to sign a one-year lease for this unit with an option to renew for another one year, she said.

“This is a fully furnished unit situated at mid-level of the 33-storey building which offers a nice city view,” she noted.

“The rental of RM2,800 per month is very reasonable. Currently, some of the larger units in the block are asking for about RM3,000 and above,” she added.

According to data collated by EdgeProp.my, there were 16 transactions at V Residence Suites last year with an average transaction price of about RM1.1 million or RM1,022 psf.

Listings as at April 30 on the property portal showed that the average asking price psf for these units stood at about RM1.13 million or RM937 psf.

Meanwhile, the average asking monthly rental of V Residence Suites was at RM3,089 or RM3.30 psf. Indicative rental yield is about 3.88%.
