Kota Damansara

•     Originally developed by the Selangor State Development Corp (PKNS), properties in Kota Damansara remain relatively affordable. Based on TheEdgeProperty.com’s analysis of transactions, the average transacted price of non-landed homes was RM382 psf in 1Q2015 while average transacted price per unit was about RM352,000.

•     In the 12 months to 1Q2015, the RM400,001–RM500,000 range made up 29.7% of transactions. Overall, 83% of transactions were in the RM500,000 and below range.

•     The most expensive project was I Residence, with an average price per unit at about RM605,000. Located along Persiaran Surian, this recently completed project comprises 348 units spread among three towers. Shop lots occupy the ground floor while condo facilities are on the 6th storey.

•     On closer inspection, the average price at this property was relatively higher than the rest due to the popularity of its large 3-bedroom units with sizes from 1,238 sq feet to 1,259 sq ft. These units had transacted from RM600,000. In August 2014, a 3-bedroom unit here was sold for RM750,000 -- the most expensive unit sold in Kota Damansara within the review period.

•     The least expensive projects were the numerous low-cost apartments developed by PKNS. They were led by Gugusan Cempaka (RM88,000) and Gugusan Seroja (RM108,000) in Section 6 and Gugusan Semarak (RM111,000) in Section 4.

•     Affordable choices for middle-income buyers included D’Shire Villa (RM406,000) and De Rozelle (RM379,000). Buyers looking for a quiet, green environment may like the latter situated off Persiaran Mahogani and next to the Kota Damansara Community Forest.
