Kota Damansara

This is the final part in a series of four snapshots on Kota Damansara.

•    We continue our coverage today on Petaling Jaya’s bustling Kota Damansara township by looking at capital value and asking rental yields for non-landed properties. As earlier previously, the average transacted price per square foot (psf) performed well, rising 44.4% y-y to RM514 psf in 3Q2014, according to statistics analysed by theedgeproperty.com.

•    Based on theedgeproperty.com’s analysis of transactions, Cascades Residences saw the biggest jump in transacted prices, up 41% from RM587 psf to RM828 psf. Cascades and Cova Villa (up 4.3% to RM412 psf) accounted for the bulk of transactions in the period, and hence the overall sharp increase in average prices for the township.

•    Other developments that saw decent gains were the low and mid-priced units, such as Gugusan Semarak (up 22.3% to RM160 psf), Gugusan Seroja (up 15.6% to RM156 psf), Gugusan Mawar (up 14.3% to RM225 psf) and De Rozelle (up 14.1% to RM359 psf).

•    Rental yields in Kota Damansara are fairly decent, especially in two key markets – the lower end market and those that cater to the student population or are near amenities. Most projects provide an annual yield of above 4%, with monthly asking rent of RM1.50 to RM1.70 psf.

•    Pangsapuri Tainia has the highest yield at 8.0%.  This property is located in Section 11 and is easily connected to the NKVE highway. Other projects with high yields are Palma Perak & Puteri (7.7%), Pangasapuri Carlina (6.1%), Casa Residenza (5.5%) and Kasturi Idaman (5.4%). 

•    With the upcoming MRT stations, property values and rental rates are likely to increase in the next few years.
