Charis Lee (REN 12547) (019-553 3121) of CID Realtors Sdn Bhd, who concluded the deal, said the buyer considered the deal to be a fairly good investment due to it being a corner lot and was transacted at more than 20% below bank valuation.
“The owner, on the other hand, was selling the unit because he was looking to diversify into other investments,” Lee said.
Lee added that the deal was considered a good one since a corner shop for sale in the mature Bandar Puchong Jaya is hard to come by. Most owners are not selling their corner units for this reason.
As of mid-September, there were 12 for-sale listings for Jalan Kenari shoplots on EdgeProp.my with an average asking price of RM4,620,750 or RM549.09 psf. Meanwhile, there were 18 rental listings with an average monthly rent of RM8,721.77 or RM3.57 psf.
