KLANG: Dermaga Suasa Sdn Bhd (DSSB) and Sagajuta (Sabah) Sdn Bhd subsidiary Legenda Erajuta Sdn Bhd (LESB) will revive an abandoned project in Klang known as Intania Klang while developing a new concept street mall named 1Gateway adjacent to it.

DSSB said it has received the green light in December 2010 from the landowner, Port Klang Authority (PKA) to complete the abandoned 16 units of shoplots located in Taman Datuk Abdul Hamid on what used to be the site allocated for PKA senior staff quarters.

DSSB's director Nasarruddin M Zin said DSSB, as the original developer, has agreed to PKA's terms and conditions regarding the revival. The 17.27-acre Intania was originally a joint venture project between PKA and DSSB. The freehold site lies between the Persiaran Raja Muda Musa and Lebuh Turi in Klang,

Some residential properties in Intania have been completed but some were stopped as a result of the financial crisis of 1997.

LESB has been appointed the white knight to complete the project. Bernama quoted LBSB managing director Datuk Raymond Chan, saying that the construction work on the shoplots had commenced on March 17 and was expected to be ready in six months.

"That will be fantastic news for buyers who have committed their money for more than three years without knowing when their investments will be satisfied," he added.

Apart from reviving the abandoned project, a new commercial center 1Gateway will be built adjacent to the shoplots. Plans are to turn the project into a food and beverage hub in Klang. With an estimated cost of at least RM400 million, the development will consists of shoplexes, shop-offices, cineplex, hotel and office towers.

Project manager for DSSB Anthony Lee said 1Gateway will replace some of the projects originally proposed under the Intania Klang project including 500 residential units comprising condominium, medium and low cost apartments. The company would compensate the buyers of the residential units.

Tan Sri Megat Najmuddin Megat Khas also a director at DSSB said 1Gateway will have a net built-up of more than one million sq ft. The ground floor is designed to house 117 duplex shoplexes while the upper ground floor offers 140 units of shop offices.

The project would also have an anchor lot with a gross area of 85,090 sq.ft and a mini anchor lot with a gross area of 48,078 sq.ft. The 33,000 sq. ft cineplex is expected to feature 13 screens.

The development would also include a 31-storey tower housing the Novotel Hotel managed by ACCOR, offering 200 rooms.

Another 31-storey tower will house 141 office suites, with size ranging from 420 sq ft to 1,400 sq ft .

Sagajuta is the developer of the iconic 1Borneo (the largest lifestyle hypermall in East Malaysia), 1Sulaman, Warisan Square and Kingfisher Ujana in Kota Kinabalu, Sabah.
