Emkay has three more office projects in pipeline

PETALING JAYA (Sept 15): Emkay Group is confident its new office tower, Mercu Mustapha Kamal in Damansara Perdana will be fully taken up by 1Q2016 due to the maturity of the location.

While Emkay Group chief operating officer, finance, corporate and strategy Jayasangaran Dhanapal declined to reveal its current take-up rate, he noted that there is growing demand from companies for this project.

"Most of [the] corporate office towers in Damansara Perdana were already reaching 90% occupancy rates and we believe by effective strategy and marketing, this building will be in high demand," said Jayasangaran during the press conference after the signing ceremony between Paradigma Intan Sdn Bhd, wholly-owned subsidiary of Emkay Group and MKN AT-Life Sdn Bhd today.

MKN AT-Life is the official advertising consultant for Mercu Mustapha Kamal.

“Mercu Mustapha Kamal is set to transform the urban landscape of Petaling Jaya by providing another multi-levelled ‘connectivity’ to the community through its green sustainable features, high visibility as well as accessibility and integrated community facilities.

"This is another value-added service to the community of Petaling Jaya as they step into the new Central Business District of Petaling Jaya,” said chief operating officer, project management and business development, Mohd Fathil Yusof.

Mercu Mustapha Kamal has a gross development value of RM385 million. It comprises 27 and 14-storey towers, with net floor areas of 285,091 sq ft and 213,719 sq ft respectively.

The 14-storey Tower 2 is for lease and en bloc sale while the 27-storey Tower 1 will be for lease only.

Tower 2 will be completed in December this year with a net lettable area of 183,000 sq ft and ready for occupancy in 1Q2016. Tower 1 will be completed in October 2016 and ready to be occupied in December 2016.

Mercu Mustapha Kamal has MSC status and is pre-certified Green Building Index (GBI) Gold. Sustainable features include automatic control of lighting and zoning, energy efficient lights, waste management, sky gardens on multiple floors, water efficient fittings to save 50% water, rainwater and daylight harvesting, automatic shutdown of equipment, optimal ventilation, solar PV system aimed to reduce carbon dioxide levels and an electrical charging station.

Emkay has plans for three more office projects, which will be in Damansara Perdana, Cyberjaya and Kuala Lumpur city centre. Emkay currently has four commercial offices under its portfolio: Menara Mustapha Kamal in PJ Trade Centre, Star Central and Wisma Mustapha Kamal in Cyberjaya and Mercu Mustapha Kamal in Damansara Perdana.
