KUALA LUMPUR: YTL Land & Development Bhd has launched its Midfields Square (pictured) commercial center with 40 units of  shopoffices at its Midfields development in Sungei Besi, Kuala Lumpur.

The first phase of 20 units launched recently has been taken up and the remaining units are now open for sale,  said Jessica Loo, Senior Manager of Sales & Marketing, YTL Land & Development.

The Midfields mixed-development is on 23 acres of leasehold land comprising the commercial center and Midfields  condominium with a total gross development value (GDV) at RM330 million. The shopoffices has a GDV of  RM100 million.

Midfields Square consists of two blocks of 20 units each and sits on just under four acres. The two blocks,  called East and West, are connected by a sky bridge and within each block there is a common passageway.  These  3-and 3 ½-storey strata shopoffices have a built-up area of between 3,586 sq ft and 8,454 sq ft with dual  frontages. Prices start from RM1.9 million.

“This commercial component will service the residents living in Midfields condominiums as well as the wider  Sungei Besi population. The three condominium blocks have been 100% taken up,” said Soo

There are 308 units each in Block A and B while Block C has 156 units. These towers have 21-storeys each. Unit  sizes are between 1,042 sq ft to 2,116 sq ft. Block A unit prices were from RM200,000 when launched in 2008.

The development features a tropical park with a stream running through it and plenty of open spaces for picnics  and outdoor activities.

The development is accessible via four major highways such as Besraya Highway, KL-Putrajaya Highway, Metramac  East-West Highway and the Federal Highway. The entire Midfields development is targeted to be completed by 2015.   
Midfields is not the only YTL Land & Development project in Sungei Besi. In 2005, it launched a RM220 million  residential development in the same vicinity called Lake Fields which sits on 184 acres of leasehold land.

Some 505 units of 3 ½-storey link houses had been completed and handed over in 2007. The houses with built-up areas of between 2,512 sq ft and 2,783 sq ft were sold at launch from RM380,000.
