KUALA LUMPUR: Sunway City Bhd (SunCity) partly-launched Phase 1A of its Sunway Velocity project — consisting of 112 units of office suites with two levels of retail shops (one single-height unit besides an environmental deck, and one double-height unit on the ground floor, immediately below the single-height unit) — last Saturday, Apr 9, its managing director for property development Malaysia Ho Hon Sang said.

Ho said the retail shops below the office suites can enjoy double frontage, as they face both Jalan Peel and the environmental deck at Level 1. These units will be equipped with high speed broadband infrastructure, and there is also convenient access to the shopping mall via the environmental deck.

"The 10-storey office suites will have ample natural lighting through high volume glazing and a terrace near the lift lobby. For exclusivity, there is a roof top duplex design as well. There are five lifts serving all floors, and two direct access lifts from the basement car park to the environmental deck," he noted.

There are 12 units of the retail shops, with build-ups from 2,051 sq ft to 4,710 sq ft, which are priced from RM2.4 million onwards. Meanwhile, the office suites — sized between 893 sq ft and 3,864 sq ft — are priced at RM1.2 million onwards.

Ho added that the remaining components of Phase 1A — which consists of a 12-storey service apartment block, atop double-height retail shops next to the environmental deck — will be done by this quarter.

These will consist of 264 service apartment units (with build-ups ranging from 915 sq ft to 3,208 sq ft, priced from RM600,000 or RM650 psf), as well as seven units of the retail shop (with build-ups from 1,593 sq ft to 2,379 sq ft, priced from RM2 million).

Phase 1A is expected to be completed by 2014. This will be followed by Phase 2 and Phase 3 of the 22-acre Sunway Velocity development, which will include a shopping mall, an office tower, a hotel, shop offices, retail shops, office suites, SoHo, serviced apartments and studios. The whole development is expected to see completion by 2018.

Ho said Sunway Velocity was designed to allow residents to experience a contemporary lifestyle where they can live, work, shop and relax, all in one destination. The township will offer approximately two acres of lush central park. "This is possible as retail and commercial spaces have been designed to integrate harmoniously together," he said.

He added that Sunway Velocity is also strategically located, as the township is only 3.8km from the Kuala Lumpur City Centre area. "The Group also has a good track record and expertise in developing integrated developments as evidenced by the success of the Sunway Integrated Resort City in Bandar Sunway," he said.
