Kuala Lumpur: Hua Yang Bhd is undertaking a RM45 million commercial cum industrial development in Seremban, Negeri Sembilan, a project earmarked as an industrial hotspot for business owners seeking a strategic address and investors scouting for viable investments.

In a statement dated April 1 , Hua Yang chief operating officer Ho Wen Yan said the project known as the Senawang Link was strategically located on some 28 acres of land along the main road of Jalan Tampin, and  next to the soon-to-be-completed KTM Sungai Gadut Station.

“We have earmarked Senawang Link as an industrial hotspot, especially for factory owners who are keen to operate strategically located factories, from RM251,000 onwards.

“Industrial and warehouse operators, furniture factories and car workshops will find Senawang Link a suitable investment with its main road frontage along Jalan Tampin,” Ho said. Senawang Link is also accessible via the North-South Highway.

The development which was launched last month comprises 24 units of two-storey shop offices, 22 units of
1½-storey terraced factories, and 32 units of 1 ½-storey semi-detached factories with six industrial lots.

The shop offices and terraced factories have built-up areas of 1,680 sq ft and 2,600 sq ft respectively while the semi-detached factories come with built-up areas of between 8,712 sq ft and  12,400 sq ft.
“In view of the influx of businesses, we will also be providing two years of free 24-hour security service to boost the safety of the area,” added Ho. 

Construction of the project will start this month and is expected to be completed by 2012. Senawang Link forms a portion of part of the estimated RM1 billion worth of properties Hua Yang plans to roll out this year.

Other projects by the developer include the One South mixed project with a gross development value of RM750 million in Sungai Besi, Kuala Lumpur. Hua Yang is also undertaking several residential jobs including the RM45 million Seremban Country Heights in Negeri Sembilan, RM28 million Polo Park in Johor Bahru and RM200 million Symphony Heights Serviced Apartments in Selayang, Selangor.
