SERI ISKANDAR (Mar 7): Bursa Malaysia main board-listed Hua Yang Bhd has unveiled plans for a pedestrian mall at the 838 acre resort style township Bandar Universiti Seri Iskandar (BUSI) in Perak.

The developer will also be launching three types of homes in the township. "For FY2013, we aim to launch RM80 million in GDV [gross development value] worth of projects in BUSI," said Hua Yang chief financial officer May Chan.

Located 25 minutes from Ipoh, BUSI has attracted a large student and university catchment, and has attracted public servants working at the Perak Tengah District Council, as well as upgraders from surrounding areas like Manjung, Tronoh, Batu Gajah and Pusing.

Students and lecturers from Universiti Teknologi Mara (UITM), Universiti Teknologi Petronas (UTP), Institut Perdagangan Mara (IPM) and Institut Kemahiran Belia Negara (IKBN) contribute to the 10,000 strong population at BUSI.

"To further enhance the facilities offered at OneBU@Seri Iskandar, the lifestyle and business hub of BUSI, we will be previewing the Pedestrian Mall at our sales launch this weekend on Mar 10," said Tony Ng, Hua Yang branch manager of Perak at a media briefing on Wednesday.

"The 2- to 3-storey Pedestrian Mall offers 123 retail units. It is adjacent to the newly opened TESCO Superstore, and complements the lifestyle experience at OneBU@Seri Iskandar," he added.

Meanwhile, the residential launches this weekends include affordable homes ranging from RM130,000-RM180,000 for a 1-storey to a 2-storey linked house," added Ng.

The Seri Idaman and Seri Andaman series consist of 1-storey terraced houses measuring 800 sq ft, and priced from RM130,000 onwards. Overall, a total of 909 units will be built. The 2-storey linked houses consist of 137 units of the Tropika series and 135 units of the Casa series, priced from RM180,000.

One of the main features of BUSI is the 38 acre natural lakeside that fronts the contemporary series of homes called EcoLake@BUSI Homes.

The masterplan is to build an integrated lakeside township complete with facilities such as: commercial shop lots, hospitals, schools, educational centres, budget hotels, hawker centre, club house and a pedestrian mall.

Developed since 2002, BUSI is Hua Yang's biggest township project nationwide. The remaining land bank of 490 acres will generate up to RM872 million in GDV value. They recorded excellent sales results for BUSI, with 81% of launches fully sold — which translates to RM56.3 million in GDV, based on their nine-months results for FY2012.
