THE BUZZ

The Prime Ministers of Malaysia and Singapore have proposed the joint development of a rapid transit link between Tanjung Puteri, Johor Bahru and Singapore. It will be integrated
with public transport services in both Johor Bahru and Singapore and is expected to be operational by 2018.

For the convenience of commuters, the rapid transit system link will have a single co-located CIQ facility in Singapore, with the exact location to be determined later. A joint implementation team will further discuss the details, which are expected to be completed by the end of the year. (Channel NewsAsia)

OUR TAKE

Is this the ‘3rd Bridge’? The aspiration of the two Prime Ministers to enhance connectivity between the two nations is not new. In fact, exactly a year ago in May 2009, Prime Minister Datuk Seri Najib proposed a bridge linking the eastern side of Johor to Singapore in view of increasing movement of people, goods and services between both countries.

The bridge would be the third after the Causeway in Johor Bahru and the 2nd Link in Nusajaya. In our report ‘3rd Bridge to S’pore Proposed’ (25 May 2009), we speculated the proposed 3rd Bridge would more likely be located near Pasir Gudang given its proximity to Singapore.

Today, a year later, the two nations’ Prime Ministers have announced in a joint statement that a rapid transit link between Tanjung Puteri, Johor Bahru and Singapore would be jointly developed.

Tanjung Puteri, in fact, is adjacent to Pasir Gudang, the region where we speculated the 3rd Bridge would be. Therefore, there is a high possibility that the proposed transit link could also be, or part of, PM Najib’s proposed 3rd Bridge.

Developers most likely to benefit. Major townships in the Pasir Gudang region and with proximity to Tanjung Puteri that will be immediately affected include Sierra Perdana (Mah Sing, Not Rated) and Bandar Seri Alam (UM Land, Trading Buy; TP: RM1.86). Outside the Pasir Gudang enclave, the Tebrau Corridor comprising the townships of Setia Indah (SP Setia, Take Profit; TP: RM3.54), Desa Tebrau and Tebrau City (Plenitude, Trading Buy; TP: RM3.84), Seri Austin (UM Land, Trading Buy, TP: RM1.86), Austin Perdana (Mah Sing, Not Rated) and Bandar Dato’ Onn (Johor Land), are likely to reap the spill-over benefits. We do not see any clear-cut immediate direct benefits from this 3rd Bridge spilling over to Nusajaya (UEM Land, Not Rated), which is located in the western region of Iskandar Malaysia.
