PETALING JAYA: Kuala Lumpur Kepong Bhd (KLK) has begun selling the first homes at its new 404ha township Bandar Seri Coalfields in Sungai Buloh.

The freehold township sits opposite its 57.5ha Desa Coalfields freehold township which was launched in 2001.

The new township is about five minutes away from the Guthrie Corridor Expressway and the soon-to-be completed Kuala Lumpur-Kuala Selangor Expressway (previously known as the Latar Highway).

According to KLK’s sales and marketing manager Lawrence Cheong, the township has an initial gross development value of RM3.7 billion.

Cheong told The Edge Financial Daily that a limited number of units in the first phase, consisting of link homes, were released for sale last month. Up to 42 of a total 138 units with a built-up area from 1,960 sq ft (22 ft by 75 ft) called Bromelia were available from RM308,000, while 72 out of 204 units with a built-up from 2,180 sq ft (24 ft by 75 ft) called Duranta were for sale from RM348,000. Both types of link homes have four bathrooms and bedrooms each.

“Almost all the available units were taken up. We have since last week released another 107 units of the link homes at a higher price and so far, 40% have been sold,” he said. The 107 units comprise 56 Bromelia units priced from RM328,000 and 51 Duranta units  tagged from RM368,000. The remaining units will be released for sale over the next two to three weeks at a higher price.

The developer will also be introducing 128 semi-detached homes by the end of next month.

Cheong declined to reveal the indicative prices for these soon-to-be launched units.

“Our buyers are mainly from Sungai Buloh, our repeat buyers from Desa Coalfields and also from Kepong. It is hard to find new landed property within a price range of RM300,000 around here nowadays,” he said, adding that the township is about 20 minutes from the proposed mass rapid transit station in Sungai Buloh.

After the semi-detached units, the developer is looking to launch commercial units by 1Q12 comprising 2-storey shop lots. They are also looking to launch bungalows and more semi-detached homes in the near future. The whole township is expected to be completed in 12 to 15 years.

Its earlier township, Desa Coalfields, is sold out and about 98% completed.
