KUALA LUMPUR: IJM Land has opened The Light Collection 1 for sale at its flagship waterfront project, The Light, in Penang.

Half of the non-Bumiputera units at the project, comprising condos and villas, has been sold since its soft launch on May 29, said its managing director Datuk Soam Heng Choon.

Speaking to theedgeproperty.com, Soam said that The Light Collection 1 is the first among four in The Light Collection series to offer 24 units of four-storey water villas and 152 condominium units in four eight-storey blocks.

The condominium units have built-ups ranging from 1,367 sq ft to 1,582 sq ft, while each of the water villas’ built-up area is 3,132 sq ft. The units are priced from RM823,600 to RM3.18 million.

The developer has not fixed any date for the official launch of the project.

With a gross development value of some RM5 billion, The Light is a 152-acre freehold waterfront development that will be built over the next 12 to 15 years.

Its first project here, The Light Linear, received overwhelming response from home-buyers during its launch on Aug 1 last year. Sales of the project hit 82%, with all the non-bumiputera units sold. The Light Linear, which comprises 328 condominium units, have an average size of about 1,500 sq ft and are priced at an average of RM410 to RM450 psf.

It then launched The Light Point, a high-end 28-storey tower block on a 2.87-acre site, which offered 88 unit units on Dec 19 last year. Each unit has a built-up area ranging from 1,830 sq ft to 4,090 sq ft.

This second launch attracted more than 100 interested buyers for the units, which were tagged with an average price of RM620 psf. These units will be housed in a 28-storey tower with only four units to a floor.

The Light is being undertaken by Jelutong Development Sdn Bhd, a subsidiary of IJM Properties Sdn Bhd. IJM Properties is a unit of Main Board-listed IJM Land.

Phase One of the three-phased project will consist of six parcels of high-end waterfront residential developments over 42 acres. The first phase will have 1,177 units from The Light Linear, The Light Point and The Light Collection I, II, III and IV.

Phase Two, spread over 103 acres, will be an integrated commercial city with a five-star boutique hotel and another four-star hotel catering for business travellers and exhibition centre visitors.

The last phase has been allocated for a seafront park, which would include a marina and a yacht club.
