KUALA LUMPUR: GD Development Sdn Bhd's 350-acre resort and eco-themed Green Beverly Hills development in Putra Nilai, Negeri Sembilan, has seen a take-up of 70% for the first phase since its launch in January 2011.
The project, with a total gross development value (GDV) of RM3.5 billion, is GD Development's maiden project comprising a mix of semidees, bungalows, town villas, condominiums, hotel and a shopping mall. To be developed over eight phases, it offers a resort lifestyle with eco-elements, said CEO Lim Ching Choy. The developer hopes to attract about 40% foreign buyers.
The first phase consists of 334 condo units, dubbed sky bungalows, priced from RM487,000 housed in two 25-storey residential blocks. Their built-ups range from 930 sq ft to 1,816 sq ft. About 70% of the units have been taken up.
The second phase of the development comprising villas has generated keen interest as evidenced by a good number of potential buyers who have registered.The villas come in two types — Garden Villa and Water Villa. There are 17 Water Villas which are priced from RM3.2 million and offer built-up areas from 4,769 sq ft. They have 6+1 bedrooms and seven bathrooms, while the 44 Garden Villas are priced from RM2 million and have a built-up area of 3,858 sq ft.
The entire development is located on 350 acres of freehold land. "[About] 90 acres of land is dedicated to the green elements consisting of virgin forest [50 acres], organic farm [20 acres] and natural lake [20 acres]," Lim told The Edge Financial Daily, adding that the development is low-density with only five units per acre.
He said as at May 2011, earthworks for the first phase had been completed and construction had commenced with piling work. Earthworks for the villas will commence in July 2011.
The project is easily accessible from Seremban and is only minutes away from Putrajaya and the KLIA, and 40 minutes from Kuala Lumpur.
The developer recently won two awards at the Asia Pacific Property Awards 2011, in association with Bloomberg TV in Shanghai, for Green Beverly Hills in the categories of Residential High-Rise Development and Property Development.
The project was recognised for setting new standards in property development with its focus on its green environment in terms of design and architecture, landscaping, and co-existence with nature.
