KUALA LUMPUR: Mah Sing Group Bhd is set to preview Phase 1 of its latest commercial project called Star Avenue@D'sara on Nov 20 and 21, 2010 the Group stated in a press statement on Nov 16, 2010.
"We are having a preview this week due to the overwhelming interest from our registration exercise in October, which we attracted approximately 1,000 registrants in less than a month," said Mah Sing Group Bhd chief operating officer Andy Chua.
Star Avenue@D'sara is situated in Sungai Buloh, and is a gated community.
"It is the first and only guarded concept shop office development in the vicinity, thus enhancing its exclusivity," said Chua.
Star Avenue@D'sara sits on 18 acres of leasehold land. At present, Mah Sing is only previewing Phase 1 of the development, which takes up eight acres and has a gross development value (GDV) of RM140 million.
Phase 1 will consist of 3-storey shopoffices with an indicative selling price of RM2.3 million. The shopoffices measure 24 ft by 75 ft for intermediate units, and 30 ft by 75 ft for corner lots. They all have 22 ft high floor to floor height (which is suitable for the addition of a mezzanine floor), 10 feet wide corridors and 10 feet wide walkways. Phase 1 of Star Avenue@D'sara will be completed by 2013.
The location has a catchment area that includes Subang, Subang Bestari, Sungai Buloh, Ara Damansara, Kota Damansara and Mutiara Damansara. The location also fronts a highway between Shah Alam and Kota Damansara, and is five minutes from Sultan Abdul Aziz Shah Airport. Moreover expressways such as Jalan Batu Tiga-Sungai Buloh, NKVE, LDP, North-South Highway and Penchala Link provide easy access to and from the area.
Once fully developed, Star Avenue@D'sara will consist of 3-storey shopoffices and 3-storey shoplots. The GDV for the whole development is RM280 million, and will take four years for the area to be fully developed.
