Bandar Kinrara property

  • Bandar Kinrara once comprised primarily of low-to-medium cost terraced houses and flats, but newer developments are increasingly upmarket.
     
  • Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the combined average transacted price per square foot (psf) was RM309 in 3Q2014, while the average transacted price per unit stood at an affordable RM245,000.
     
  • Bandar Kinrara has many flats and low-cost apartments. Hence, the RM100,001 — RM200,000 price range accounted for the largest share of transactions (46.9%). The next largest is the RM200,001 — RM300,000 price range (29.5%). There were no transactions above RM700,000.
     
  • By average transacted price per unit, The Zest at Kinrara 9 is the most expensive condominium, with an average unit transacting for RM573,000. 
     
  • Sierra Residency is the next-most expensive project, with an average transacted unit price of RM427,000. This condominium is less luxurious than The Zest, but offers lower density and a quiet location opposite the Ayer Hitam Forest Reserve. Koi Legian (RM392,000) is a similar product to Sierra Residency by age and facilities offered. It offers larger units at cheaper prices, with low density of only 122 units.
     
  • The least expensive projects are led by the low-cost flats and apartments such as Kenanga Apartment (RM95,000) and the Taman Puncak Kinrara Flats (RM100,000). They can be found clustered primarily in Taman Bukit Kinrara, Bandat Kinrara 3 and Taman Kinrara.
