TTDI Adina launched in Shah Alam

KUALA LUMPUR: The serviced apartments at Naza TTDI Sdn Bhd's new commercial development TTDI Adina in Seksyen 13, Shah Alam are receiving a good response from buyers with a 50% take-up rate to date.

The two 21-storey blocks of serviced apartments comprising 308 units were officially launched on Jan 29 and 30, following several private launches since December last year, NAZA TTDI group managing director SM Faliq SM Nasimuddin told theedgeproperty.com.

Faliq said it hopes the take-up rate would achieve 80% by the end of the first quarter of the year (1Q2011), and 100% by 2Q2011.

The build-ups of the serviced apartment units range from 660 sq ft to 1,181 sq ft with four different layouts. They are expected to be completed by 4Q2013.

There are 580 parking bays and among the facilities include a multi-purpose hall, gymnasium, children's playground, swimming pool, wading pool and community lounge as well as barbeque pits.

Besides the serviced apartments, TTDI Adina also comprises shop offices and an office tower. It is located on 3.52 acres of leasehold land with a gross development value (GDV) of RM205 million.

The 22-storey office tower offers 80 office suites in sizes ranging from 7,113 sq ft up to 9,442 sq ft. There are approximately 382 parking bays over six levels. The office tower also has a two-level facilities area which houses a conference room, business centers and a function room.

The indicative price for the office space is RM600 psf, although the launch date has yet to be decided.

Meanwhile, Naza TTDI would be retaining the 13 two-storey shop/office units with lot sizes from 26ft by 69ft for the intermediate unit to 35ft by 69ft for the corner unit, for rental income.

Faliq said the development has potential to become the lifestyle and business hub for Shah Alam.

"It is one of the few mixed developments in Shah Alam with a modern design and generous space for the common facilities floors. Its Shah Alam's largest elevated playground," he said referring to the serviced apartments' facility area and the office tower's facility area.

Located within the matured business enclave of Seksyen 13, the development is accessible via major highways such as the Federal Highway, NKVE, LKSA, Guthrie Highway, and takes approximately 10 minutes from Subang Jaya and Sunway and approximately 15 minutes from the heart of Petaling Jaya.

Located nearby are shopping complexes such as SACC Mall, Sunway Pyramid and Subang Parade, educational institutions such as Taylors University College, Inti College, Sunway College and Monash, as well as many other primary and secondary schools.

There are also medical centres nearby such as the Sunway Medical Centre and Subang Jaya Medical Centre with many places to go for grocery shopping such as Tesco, Tesco Extra, Giant and Carrefour in Subang Jaya.
