According to the principal of J Maison Realty Jerro Loh, the seller is a foreign investor from the UK who bought the unit about five years ago.

“The new owner is from China who bought the unit over with a tenancy agreement. He may stay in the unit in the future with his family, while the seller wanted to cash out,” Loh said.

According to the data from EdgeProp.my, the average transacted price of Kiaramas Ayuria is RM610 psf as at 2Q2017, down by 14.2% on a y-o-y basis. This also translated to an average transacted price of RM1.45 million in 2Q2017, which also recorded two transactions in the same period.

Meanwhile, the average asking price of Kiaramas Ayuria is RM704 psf while the average asking rental is RM2.83 psf as of November 2017. The indicative asking rental yield for 2Q2017 is 5.2%.
