According to Reapfield Properties head of sales Matt Tian, who concluded the deal, the seller is an investor who is parting with the unit to fund other investment opportunities while the current buyer is buying the home for his own stay.

“The semi-dee is located within phase 5 of Beverly Heights. The development has a total of five phases — namely phase 1, phase 2, phase 3, phase 5 and phase 6. The seller of this unit converted the fish pond into a swimming pool,” Tian explained.

Beverly Heights, which is located at Taman Ukay, Ampang, comprises mainly luxury semi-detached homes developed by Beverly Heights Development Sdn Bhd.

Tian noted that phase 1 is typically made up 2-storey semi-detached houses of 2,850 sq ft built-ups, while phases 2 and 3 constitute 3-storey semi-detached homes with built-ups ranging from 4,500 sq ft to 5,200 sq ft.

“Meanwhile, in phases 5 and 6, they comprise 3-storey semi-dees with built-ups ranging from 4,900 sq ft to 5,800 sq ft,” Tian said, adding that the land area for all the homes are pretty standard at 40ft by 80ft.

Beverly Heights is a gated-and-guarded development that was completed about nine years ago.

The project is connected to highways such as the Middle Ring Road 2, Duta-Ulu Kelang Expressway and the Ampang-Kuala Lumpur Elevated Highway.

Residents can also enjoy facilities at the clubhouse which has a basketball court, gymnasium, multipurpose court and swimming pool.

According to the data from EdgeProp.my, the average transacted price of a semi-detached home in Beverly Heights is RM2 million in 3Q17, down by an 11.1% on a y-o-y basis.

Meanwhile, the average asking price of a typical semi-detached house in Beverly Heights is RM2.78 million whereas the average asking rental is RM2.42 psf as of 3Q17. The indicative asking rental yield is 4.4%.
