THE much talked about Trion @ KL, which is the latest serviced apartment project by multiple award-winning developer Binastra Land Sdn Bhd, has been 86% taken up as at press time. The project opened for sale after Chinese New Year this year.
Located at the bustling intersection of Jalan Sungai Besi and Jalan Dua, the development – comprising two blocks with 66 storeys each and a third block with 56 storeys – will be the highest structure in the vicinity once it is completed in 2023. This is because Kuala Lumpur City Hall or DBKL has stopped approving developments that high after capping the population density for new housing developments in the city at 1,000 people per 0.4ha.

The nearest LRT station is just one 1km or about 15 minute’s walk away at Chan Sow Lin, where an MRT station has also been proposed.
Strategically close to busy business districts, Trion @ KL is just 5km away from KLCC, 2.3km away from Bandar Malaysia, and 2.9km from TRX, with a myriad of retail options like Ikea Cheras (MyTown) and Sunway Velocity Mall, Viva Home and Pavilion KL all within a 5km radius.
In addition, Trion @ KL itself will have 38 units of retail lots fronting Jalan Dua for maximum exposure – spread out on the ground and first floors – all of which Binastra Land will retain ownership, to ensure tenancy mix is optimised for residents’ enjoyment. Residents can expect to enjoy services from businesses like hair salons, banks, and telecommunication companies, while getting a bite or two from selected F&B outlets, all without leaving Trion @ KL.

“We wanted to distance ourselves from the concrete jungle found in the KL city streets, and we wanted to inject more greenery into this project. Trion @ KL is primarily a residential project and our aim is to make it into an urban oasis, so it can be as comfortable and welcoming for residents as possible,” a Binastra Land spokesperson said.
Not only that, there will also be a recreation deck set amidst the greenery on the 8th floor, where residents can walk along the pretty wooden elevated walkway and relax in hanging basket seats. The project also boasts an amphitheatre, lagoon pool, poolside lounge, and sunken seat pods on water. Add to that is a poolside gym housed in a circular glass structure, which is designed to give a gorgeous view of the pool and the surrounding landscapes’ greenery.
Being a green conscious developer, Binastra Land strives to reduce carbon emission in its developments. To develop a more energy and water efficient building for Trion @ KL, performance glazing is used to reduce heat penetration through the facade. Water efficient fittings and rainwater harvesting are also incorporated into the design, which follows the Green Building Index criteria. “With strict site management, we will also ensure that more than 75% of the construction waste will be sent to recycling centres rather than landfills,” the spokesperson added.
Upon completion, the development will have 1,344 serviced apartments in total, with more compact ones at 689 sq ft each, and more spacious ones at 1,055 sq ft each, priced between RM549,800 and RM946,800 or from RM750 per sq ft. With several different layouts to choose from, these units are dual-key ready and designed to contrast with the industrial element in some parts of the neighbourhood, setting a unique urbanite design.
And the units’ resourceful design solutions that optimise all the space each unit has to offer will be one that city dwellers appreciate.
While the project will also have the four-star Mercure Hotel taking up residence on the 38-56 floors of the third block, there will be separate lobbies for hotel guests to ensure complete privacy and convenience for residents and hotel guests.
The hotel’s close proximity means residents can enjoy a halal high tea or buffet without really leaving ‘home’. There are also function rooms on the 53rd floor and a hotel ballroom that residents can rent. What’s more, should residents choose, they can avail themselves of the hotel’s exclusive ala carte services, like housekeeping, laundry pick-up and delivery, room service, and event and catering. The cherry on the cake? The hotel will have a Sky Bar on the 55th floor that is sure to become another popular hotspot in the KL city centre.
Clearly, Binastra Land, a subsidiary of well-known class ‘A’ construction outfit Binastra Group that was founded in 1979, knows its business. This is why the company, which started out in the property space 14 years ago in 2005, is increasingly being recognised as a lifestyle developer.
Thus, it is not surprising that Trion @ KL took home this year’s StarProperty.my’s The Art of Life Award (Best Lifestyle Development) and the Best Boutique Lifestyle Development award at the Property Insight Prestigious Developer Award (PIPDA) 2019. It was also the winner of the Highly Commended Award for Best Mid-End Condo/Apartment Development in the Klang Valley at the 6th annual PropertyGuru's Asia Property Awards (Malaysia) 2019.
