CYBERJAYA: Crystalville Sdn Bhd will launch the second phase of its Vita development in Cyberjaya, dubbed Plaza Crystalville@Vita, in the first week of June.

Located on 6.2 acres (2.5ha) of freehold land, the six-block Plaza Crystalville@Vita comprises 58 shop offices, of which 44 are two- and three-storey shop offices and 14 are two-storey strata shop offices, with built-ups ranging from 1,540 to 3,080 sq ft. The shop offices are priced from RM1.39 million. Plaza Crystalville has a gross development value (GDV) of RM122 million while the entire Vita project has a GDV of RM670 million. Completion of Plaza Crystalville is expected to be at end-2015.

According to Crystalville chairman and corporate advisor Datuk Azman Mahmood, the appeal of this latest phase is in its well-conceived practical layout as the developer understands that visibility and well-directed flow of traffic are essential to most business owners, operators and investors.

“The concept presented at Plaza Crystalville@Vita Cyberjaya makes it ideal for food and beverage outlets, retail shops and lifestyle stores,” Azman said. “Our project is located in a high catchment area, being surrounded by residential areas such as The Domain, Symphony Hills, Gardenview Residence, Serin Residency and Pan’gaea all within a 3km radius.”

He added that Cyberjaya enjoys the benefits of well-planned zoning, traffic layout and generous landscape reserves.

“The entire Cyberjaya Flagship Zone (CFZ) is well organised with various planned zones complementing one another,” he said. “Our site is located at the edge of the prime CFZ district. We have an optimistic outlook of Cyberjaya’s growth.”

Although the official launch will be held next month, Crystalville had since February conducted a registration and booking exercise for buyers of its earlier projects.

Azman said the developer is currently busy with commercial units at Jalan Kapar, Klang, tentatively called Plaza Crystalville@Klang. The project features 40 three-storey shop offices with built-ups from 1,650 sq ft and an expected GDV of RM60 million. Sales of the units are expected to begin in the second quarter of next year.

He added that Cystalville is actively looking for parcels of land of at least three acres in the Klang Valley and Cyberjaya as three acres is the minimum size that will give a developer good returns for any type of development.

Crystalville is a niche developer and its maiden project was a commercial centre in Sri Hartamas known as Crystalville Plaza. Its ongoing developments include Plaza Crystalville@Setapak and Plaza Prismaville@Sri Hartamas. — by Haziq Hamid
