KUALA LUMPUR: FAM Development Sdn Bhd is launching what is touted to be the first landed strata development in Cheras, Kuala Lumpur.

The gated and guarded Taynton Harmoni project comprising 16 units of 3- storey bungalows tagged between RM3.8 million and RM6.6 million will be launched on Saturday, Dec 18.

FAM Development CEO Datuk Liew Hoong tells theedgeproperty.com that Taynton Harmoni, with a gross development value of RM80 million, is on a 3.2-acre freehold tract with built-ups ranging between 5,760 sq ft and 8,760 sq ft.

"Taynton Harmoni is the first landed strata development in Cheras. This concept makes it a truly gated and guarded community of boutique bungalows that will offer residents not only a security but also a sense of ownership.

"Prior to the revised Building and Strata Title Act 2007, the previous Strata Title Act that was enacted since 1985 governed only condominium projects. While most of us are familiar with vertical strata projects, as in condominiums, there was nothing to govern landed strata projects. Until April 2007, the amended Building and Strata Title Act passed by the parliament now allows landed property to be stratified. We were among the first few developer to apply for this. Only owners can decide how things are run in a gated and guarded community," he says.

Taynton Harmoni had a soft launch in December last year, and has so far seen a take-up of 60%. The developer is targeting 35- to 70-year-old businessmen and professionals from the high-income group.

"The bungalows are suitable for big families with three generations living together due to the size of the home, with plenty of rooms and equipped with a lift so it is elderly-friendly," he adds.

FAM Development's previous development was a RM300 million mixed development Sunway Batu Caves, a joint venture with Sunway Holdings Bhd's SunwayMas Sdn Bhd, which was completed back in 2006.

The developer says they are in the planning stages for another residential project in Cheras, but was unable to reveal further details.
