KUALA LUMPUR: GTower, the country’s first grade A++ commercial building, is expected to increase its occupancy rate to 70% - 75% from its current rate of 60% by January 2011, said executive director of GTower Sdn Bhd Colin Ng.

GTower, a wholly owned subsidiary of private equity investment company Goldis Bhd, was awarded MSC Malaysia Cybercentre status by Multimedia Development Corporation (MDeC) at a ceremony on Thursday, Aug 19.

The building is also a Green Mark Gold certified green building. Green Mark is an internationally recognised green building certification system developed by the Building & Construction Authority of Singapore.

According to Ng, GTower has already attracted 12 MSC status companies and he expects more to come with its new MCS Malaysia Cybercentre status.

About 150,000 sq ft of space has been committed to MSC Malaysia companies with preferential rates in order to spur and support the goals of MDeC, said Ng.

Goldis has invested about RM5 million and worked with a diverse group of technology partners to build its ICT infrastructure, including Maxis Bhd, Macro Lynx and HP Networking.

“We have taken the approach that ICT is the fourth utility. Most developments tend to overlook ICT and the importance of telecommunication to businesses,” said Ng.

Ng considered GTower’s working concept a pioneer in the real estate industry, changing the way buildings are designed, constructed and operated in Malaysia.

“By building intelligently using the latest ICT tools, GTower drastically cuts carbon dioxide emission into the atmosphere, providing a more holistic and better working environment,” said Ng.

The adoption of green building technology has also reduced energy usage by 25%.

The 30-storey GTower sits on a 2-acre tract and is situated at the crossroads of Jalan Tun Razak and Jalan Ampang. Besides office space, the tower also houses a boutique hotel, The G City Club Hotel, as well as a members-only club.
