PETALING JAYA: Lum Chang Group, through its associate company Fabulous Range Sdn Bhd, is launching a new bungalow project at its Twin Palms Sungai Long in Cheras, Kuala Lumpur, this weekend on March 6 & 7.

The bungalow project (known as Tsara) (pictured) with a gross development value of RM82 million, consists of 42 units of which 17 will be available for sale this weekend. The units have built-ups from 5,019sq ft to 5,024 sq ft, with buyers having the option to include a pool. The bungalow units are priced from RM1.8 million.

Twin Palms Sungai Long is a freehold resort-styled residential development spanning 126 acres and comprising bungalows, semi-detached and superlink houses.

First launched in September 2007, 66 units of Palmyra superlink houses in its first phase were sold out and handed over in September last year.

According to Lum Chang group (Malaysia) executive director Cham Kooi Joo, buyers for the first phase were mainly from the Klang Valley as well as foreigners from Australia and Indonesia.

The superlink units were launched at RM595,000, while secondary market transactions for the same properties are around RM680,000 to RM700,000, Cham told theedgeproperty.com.

Its second phase comprises 120 units of semi-detached houses, with an average price of RM925,000 for 2-storey units and RM1.01 million for 2 1/2-storey units. So far, 92 units have been put up for sale and the take-up is at 70%. The remaining 28 units are expected to be launched by this year.

“Right now we are focusing on our existing projects. Based on our current planning, Twin Palms Sungai Long will take another six years to complete. To build a successful township, we would need time,” he said.

Its general manager George Fong said the development situated on either side of the Sungai Long toll along the Kajang Silk Highway ensures good connectivity to other major highways as well as to Kuala Lumpur city centre. It is just a 20-minutes drive from the development to the city.

Twin Palms Sungai Long has a clubhouse called The Orinoco offering facilities such as swimming pool, gymnasium, children’s playroom and a poolside café.

“We will continue to build our Twin Palms brand, with focus on high-end properties with resort-living ambience, synonymous with the Lum Chang Group,” Cham said. There are currently two Twin Palms developments – Twin Palms Sungai Long and the upcoming Twin Palms Kemensah.

Lum Chang’s previous projects include The Forum, Wickham Manor, Damansara Villa in Kuala Lumpur; and LamanSeri and Suria618 in Shah Alam, Selangor. Its flagship development was the Kuala Lumpur Golf & Country Club (KLGCC), which was later sold to the Sime Darby Group in 1996.

The developer will be launching its next project called Twin Palms Kemensah in Kemensah, Kuala Lumpur, offering exclusive bungalows facing Bukit Tabur on March 26.
