KUALA LUMPUR: The just completed Marvelane Square, which is the latest retail office cum shop office development in Klang, has secured 50% tenancy. Marvelane Square is developer Marvelane Sdn Bhd’s maiden project.

“Marvelane Square challenges the perception that Klang is suitable only for shop lots,” said its managing director Ong Choon Hock at a briefing recently.

"We understand the implication that with the phenomenal growth of Klang in the past decade, there is a need for a more vibrant, accessible and well-developed commercial property.”

Marvelane Square sits on a 7.4-acre (2.96ha) freehold land, flanking the Shahpadu highway and Jalan Meru. “The development is set to be the benchmark for Klang’s main thoroughfare, as it is revolutionary, compared to the current commercial offerings along Jalan Meru,” Ong said.

The development comprises 20 semi-detached shop offices and 3-storey shop offices, and two 3-storey bungalow retail offices. Each unit has several private parking bays and a full glass frontage. There are also landscaped areas and a large water feature.

Ong said Marvelane is the first developer to build a modern and functional shop office with a landscaped park.

There is only one unit left to be sold. The initial launch price of RM3.23 million has now risen to RM3.888 million for a standard semi-detached unit. The reason for the good sales is purchasers in Klang want to upgrade the image of their companies, said Ong.

The development was designed by award-winning architecture firm, Garis Architect. According to Ong, the column free design gives total flexibility to transform the internal area. Each unit is equipped with a private lift and a rooftop garden pavilion.

The area has a growing population of 500,000 within a 5km radius. The gross development value of the project is RM77 million.

Marvelane is headed by a team of professionals with years of experience in property development. “Marvelane was started by a group of professional engineers and experienced property investors, hence our impression of what the market wants is reflected in what we want ourselves,” Ong said.

Marvelane’s next venture will be its first residential project — Marvelane Lake Homes in Putra Heights.

“With the successful completion of our first project for the group, we are excited about launching a high-end residential development in Putra Heights in Subang Jaya, later this year,” Ong said. “Putra Heights is a unique development, scenically located next to a 16-acre lake.”
