USJ property

This is the third in a series of four snapshots on USJ. Look out for part 4 tomorrow.

•    Today, we continue our focus on USJ by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by theedgeproperty.com, the average price psf of condominiums and apartments in the area was RM411 psf in 3Q2014, up 16.8% y-y.

•    The secondary market in USJ remains fairly affordable. In the 12 months to 3Q2014, about 40.5% of transactions fell within the RM401-RM600 psf range. The RM201-RM400 psf range accounted for another 33.6% of transactions.

•    Main Place Residence in USJ 21 holds the title as the most expensive development in USJ. The serviced apartment sits atop the new Main Place mall and commands an average price of RM601 psf. The development also recorded the most number of transactions in the review period, likely owing to its recent completion in early 2014.

•    Other pricey developments in USJ include Impian Meridian (RM493 psf) and Riverdale @ USJ One Park (RM481 psf). Impian Meridian is primarily a student’s residence and is located within walking distance of SEGi College, The Summit mall and Giant hypermarket. On the other hand, USJ One Park is a fairly new upmarket residential project in USJ 1.

•    The least expensive developments are flats such as Taman Subang Mas shop apartments (RM122 psf) and Angsana Apartment (RM127 psf).

•    Within the mass-market segment, prices within the Goodyear Court developments range from about RM226 psf at Goodyear Court 4 to RM378 psf at Goodyear Court 9.
