• Today we look at price growth and indicative asking rental yields for non-landed residences in Bangsar.

• From analysis of transactions by theedgeproperty.com, Sri Wangsaria saw the highest growth of average price per square foot (psf), up 26.8% y-y to RM720 psf in 3Q2014.

• Other developments that enjoyed strong growth in prices in the 12 months to 3Q2014 are Tivoli Villas (up 15.3% to RM730 psf ), Bangsar Puteri (up 12.9% to RM626 psf ) and Bayu Angkasa (up 11.5% to RM527 psf ).

• It is worth noting that over this week, these three developments were also featured as the least expensive ones in Bangsar when examined from the basis of both absolute pricing and price psf. The average transacted prices in these projects are also still below the Bangsar average of RM811 psf in 3Q2014. These suggest that they still relatively cheap and prices may still have room to grow.

• Based on asking rental prices, monthly rental rates in Bangsar generally range from RM2.50 psf at older developments to RM3.90 psf at the newer luxury condominiums. Projects located in Bangsar Hills as well as those within walking distance to amenities tend to command higher rental rates.

• When examining indicative asking rental yields, Bangsar Puteri appears to generate the highest asking annual rental yield at 6.7%. This is followed by Desa Bangsar Ria (6.1%), Sri Penaga (5.7%) and Suasana Bangsar (5.5%).
