With its emphasis on quality materials and workmanship, the team at Delta Elegance is confident of winning over discerning buyers
“High-end materials and high quality workmanship” is a phrase that Delta Elegance Sdn Bhd director CS Yu repeats often as he points to the features and finishes at the Bayu Kemensah show unit at the project site in Kemensah Heights, Ampang. The sense of pride he has for the company’s maiden venture in the Klang Valley is palpable. “When we started with Bayu Kemensah we only had the homeowner in mind...We brought together all the wants of the homeowner and translated them into reality at Bayu Kemensah. And we believe we have delivered all the elements of a luxurious home in terms of location, high quality features, natural surroundings, and peace of mind,” he says.
That to date the development has already secured sales of 60% just two months into its soft launch is, for the team at Delta Elegance, proof that the developer is onto a winning formula. The freehold gated and guarded development boasts 33 units of 3-storey bungalows with land areas ranging from 4,550 to 6,687 sq ft and built-up areas between 5,432 and 5,844 sq ft. The units are pegged from RM2.4 million to RM3.3 million and to date 19 units have been sold.
The development, he says, has attracted both owner-occupiers who are already familiar with the neighbourhood and are upgrading, as well as investors who see the potential of the address.
Elaborating on the 5.8-acre development’s selling points, the developer points to the modern contemporary design features and quality finishes. “The most attractive features are the large imported marble flooring, solid merbau timber flooring, classy modern Kohler sanitary ware, jacuzzis for two master bedrooms, just to name a few,” he says. He adds that being an upmarket development, there is also emphasis on security features that include individual security alarm, expandable CCTV systems for each of the units, 24-hour patrol guards and entrance guardhouse, as well as CCTV all around the perimeter of the development.
The development also boasts of eco-friendly considerations such as a solar water heater and a rainwater-harvesting tank with its outlet at the car park for outdoor use, such as gardening and external floor cleaning. Yu says the housing units here also boast of never-before-used heat-insulating asphalt roof shingles imported from US and UPVC frame with double glazed glass windows and doors to reduce heat, ultra violet rays and also sound penetration, and is energy saving. And all these value added features are towards the green building index (GBI) requirements, adds the developer.
Bayu Kemensah’s location and accessibility to other parts of KL and the Klang Valley are another plus. The development is easily accessible via the Middle Ring Road 2, the Duta-Ulu Kelang Expressway and the Ampang-KL Elevated Highway. Director TM Tan adds that the proposed KL Outer Ring Road with an interchange in close proximity to the development will further add value to the properties here.
Marketing director Ng Kim Poh says it being located upon the rolling Melawati Hills means prospective homeowners and residents will be able to enjoy the cool and breezy surroundings and lush natural green landscapes. That this section of the Klang Valley actually abuts the main range also means that the forest reserve just behind Bayu Kemensah will be preserved for a long time, says Ng.
In addition, the development is also within close proximity to various amenities and facilities such as international schools, hospitals, golf courses and hypermarkets.
Giving value for money
For Yu, another main selling point is the pricing of its properties, which he reckons is competitive given the features and finishes offered. “We dare to say that we are a value-for-money development in this area given the materials we’re using and the quality of workmanship,” says Yu. He explains that through its in-house construction team not only can the developer ensure quality but costs too can be controlled and the savings thus passed on to the buyer.
He adds that while Delta Elegance may be a new player in the property scene — to date, it has completed only two other developments namely Villa Cendana in Juru, Penang and Raub Cemmercial Centre in Raub, Pahang — its directors (Yu and Tan) are both trained civil engineers and have been in the construction industry for more than two decades.
“We have the experience and technical know-how needed for such a development…both of us as well as the top management are also very hands on in terms of addressing the problems that crop up for example,” says Yu. He adds that a lot of time was also spent on planning and conducting research and feasibility studies before embarking on the project.
Still, he acknowledges that developing Bayu Kemensah is not without challenges, chiefly meeting the needs of prospective buyers. “Buyers’ needs are increasingly changing because they are constantly travelling the world over and are having higher expectations. This is why we emphasise on quality and workmanship,” he adds.
Going forward, Yu says that through word of mouth the company has been receiving proposals from landowners in the vicinity to purchase land or enter into joint ventures. “We’re still studying these proposals. But for now our focus is on this development,” he says adding the targeted handover of the properties is by end-2011.
