KUALA LUMPUR: The long-awaited SStwo Mall in the SS2 neighbourhood of Petaling Jaya, Selangor will commence operations in the fourth quarter of 2010 instead of the third quarter, said the deputy-managing director of DTZ Tie Leung Property Consultants Sr. Adzman Shah Mohd Ariffin.

“The original dates would have missed the Raya holidays. As such, we’ve decided to look at a year-end opening to catch the Christmas and year-end holiday season instead,” said Adzman.

He told theedgeproperty recently that the construction work of the mall started in March 2008 and is currently 99.5% completed pending the various inspections and approvals from the local authorities.

Asian Retail Mall II Limited is the sole developer of SStwo Mall, which is located along Jalan SS2/72, Petaling Jaya, while DTZ Tie Leung Property Consultants is the leasing agent for the mall.

It comprises approximately 704,000 sq ft in gross floor area with 470,000 sq ft of net lettable area.

The mall is a fusion of a lifestyle contemporary, neighbourhood mall with the charm of open-air retail stores. Among the key highlights of SStwo Mall is ‘Haven@2’, which would contain F&B outlets with al-fresco seating located in a sunken open-air plaza.

About 30% of the mall's area is dedicated to a mix F&B outlets that range from casual and fast food restaurants to cafes and concept restaurants.

According to Adzman, the mall's target market are middle- to upper-class families with young children, PMEBs (Professionals, Managers, Executives and Businessmen), and young adults. It also wants to cater to the student population from the educational institutions nearby.

“The mall presents a convenience to our target market by providing a one-stop venue for all their dining and household needs, as well as provide a comfortable location for them to dine-out near their homes and beat the traffic jams,” he said.

Apart from being a retail mall for everyday shopping, SStwo Mall aims to be a lifestyle centre that will present the residents in SS2 with a better environment in which they can carry out their daily social activities.

Among some of the confirmed tenants are Home-fix, Pet Lovers Centre, Canton Fare, Dynasty Dragon Chinese Restaurant, Harley’s Café and Times Bookshop.
