PETALING JAYA: SStwo Mall, located in the centre of the SS2 residential suburb here, is scheduled for opening in the third quarter of this year. The RM180 million project is developed by Asian Retail Mall Fund II (ARMF II) and is strategically located along SS2/72, Petaling Jaya.

With a tagline “It’s almost home”, the developer promises a “mall that cares”. It is spread across a nett lettable area of almost 470,000 sq ft housing approximately 200 shops. There will also be 1,000 car park bays and new direct access roads to the mall -- Jalan Harapan from Jalan 19/8 and Rothmans roundabout.

The mall is targeted at families with children below the ages of 12 years, professionals, managers, executives and businessmen (or PMEBs) and youths from neighbouring established education centres. According to a recent survey, as much as 62% of the 427,000 residents currently living within a 10-minute drive to SStwo Mall represent its immediate catchment. The same survey by MIRP Consult puts the average household income, made up of mainly middle to upper-income residents, at approximately RM9,060.

Renowned for successful retail projects in Singapore such as Tiong Bahru Plaza, White Sands, Liang Court and Tampines 1, the Asian Retail Mall series of funds are real estate funds managed on behalf of institutional investors by Pramerica Real Estate Investors, the real estate investment management business of Prudential Financial, Inc of the US.

DTZ Nawawi Tie Leung Sdn Bhd (DTZ) is the mall’s exclusive leasing agent and centre management team. “What is even more exciting with SStwo Mall is us leveraging on ARMF’s expertise in creating a local family mall experience, emphasising on all-round active and healthy living, in the midst of a thriving neighbourhood like SS2 -- thus our proposition of a ‘mall that cares’,” Adzman Shah, Deputy Managing Director of DTZ said in a statement on Feb 25.

The mall’s main feature is an open air courtyard aptly called Haven @ two, dedicated to a myriad of food and beverage tenants which make up an impressive 30% of its tenant profile -- ranging from casual and fast food cafés to signature concept restaurants.

According to Adzman, families can look forward to educational entertainment for their young ones with a dedicated “family hub” that comes complete with high-tech security features. There will be retail offerings ranging from digital and IT products, to the latest in fashion to a one-stop venue for foodies.

“Being a lifestyle mall, we offer retailers a new platform for trading in a secure, convenient and modern environment. We also aim to fulfil the gap faced by the surrounding business community who often seek ideal venues for their entertainment needs,” said Adzman.
