Suntrack introduces SummerGlades superlink homes in Cyberjaya

KUALA LUMPUR: Suntrack Development Sdn Bhd's SummerGlades in Cyberjaya have been 85% sold prior to launch with construction starting end-July.

The gross development value of this project is RM115 million, and is targeted to be completed by 1Q2012.

"SummerGlades is located in a prime area in Perdana Lakeview West, Cyberjaya, where there is good infrastructure and a thriving commercial centre," said project director James Tan.

"We saw the potential in the site, and seized the opportunity to provide a unique residential development here," he said, adding that the land was bought for RM23 million.

The 23-acre freehold project features a resort chalet concept comprises 137 units of 2-storey superlink homes in rows of three or four houses. This means that there are 76 corner lots measuring 34 ft by 80 ft, and 61 intermediate lots of 24 ft by 80 ft.

The price of the corner units start from RM930,000, while intermediate ones start from RM760,000. The average build-up is 3,000 sq ft.

The low-density development offers only six units per acre. There are six house designs with differing facades, which all have a resort chalet concept, said Tan.

About 40% of the project is allocated to greenery including six acres of wetlands, 10% for landscaped gardens, 30% for the houses and the remaining land for infrastructure. The master bedrooms, living rooms and dining rooms of the houses face the gardens.

"SummerGlades prides itself on being different by 'borrowing space' from the surrounding gardens," Tan explained. "The development is designed so that children can play outdoors and interact with other children."

The layout of the entire development is free form, meaning that some houses are not orientated in the same direction. Trees around the houses help to create shade to offset the heat of the sun.

The houses are fitted with double-sided woven siscillation insulation to reflect the heat, said Tan, and come with an alarm system, an auto-gate and hot water piping. There is also a special area on the roof for air-conditioning compressors, which hides them from view.

SummerGlades is a guarded development with perimeter fencing. The maintenance fee per month is RM300 per month for the intermediate units and RM350 per month for corner lots.

The surrounding amenities such as schools, shopping centres like the Alamanda Shopping Centre and offices. It is accessible via the dedicated Maju Expressway and is 25 minutes away from KL city centre.
