KUALA LUMPUR: Twelve contractors got a huge windfall this Chinese New Year when Bukit Kiara Properties Sdn Bhd (BKP) paid out over RM300,000 as a special bonus to them for meeting high quality standards in its project, VERVE Suites in Mont'Kiara, Kuala Lumpur.

BKP, a niche boutique developer, said the special bonus was part of its reward scheme to promote quality and good workmanship.

The company said it had adopted a stringent quality monitoring system introduced by the Building and Construction Authority of Singapore (BCA) — CONQUAS (Construction Quality Assessment System), in all its projects.

“True to BKP’s core value of quality, its completed VERVE Suites Viva Tower has emerged as one of the highest CONQUAS quality scorers for fully furnished serviced apartments in Malaysia recently,” BKP said in a statement last Friday March 5.

A cheque presentation ceremony was held on Friday night in conjunction with BKP’s annual business associates dinner.

BKP’s group managing director NK Tong said: “Although CONQUAS assessment is not a requirement to be fulfilled in the Malaysian property industry, we believe that it is important for all our projects to undergo this quality assessment as we are committed to building quality homes for our homeowners.

“Apart from improving quality standard for our projects, we also noticed that teamwork and coordination among contractors and consultants were greatly enhanced with the implementation of this bonus scheme as the bonus payout is based on the overall CONQUAS score in addition to individual achievement.”

Under the scheme, BKP’s contractors will receive their bonuses based on a percentage of their contract value. The higher the overall CONQUAS score for the project, the higher the bonus percentage (which can go as high as 2.5% of the contract value).

The overall CONQUAS score is derived from the sum of 10 categories — internal floor, wall, ceiling, door, window, other fittings, roofing, external wall, external works and mechanical & engineering works.

“Every year, a group of site supervisors, contractors and consultants are sent to attend CONQUAS training to understand the quality aspects of property development,” Tong said.

BKP said the freehold VERVE Suites comprised a total of four towers — Viva, Vibe, Vogue and Vox. The project features fully furnished designer suites and comes in four different interior design themes in each tower.

It said both Viva and Vibe Towers had been fully sold while 90% of the 255 units in Vogue Tower had been taken up. It said the final tower, Vox, was expected to be previewed soon.
