The word spa immediately conjures up visions of luxury and relaxation, and one may have noticed some recent developments incorporating some spa elements in homes.

Jumping on the bandwagon is Country Heights Holdings Bhd (CHHB), which has set aside 80 bungalow lots for its Lotus Spa Villas. Located on a 30-acre freehold tract within College Heights Resort in Pajam, Negri Sembilan, the bungalows feature some spa characteristics such as a spa bath pool, or foot spa and spa shower. The gated and guarded enclave also has a landscaped lotus pond and an aromatherapy garden.

For this project, landowner CHHB will act as the project manager while Agresif Cekap Sdn Bhd and Anand Bungalows Sdn Bhd will build the bungalows. CHHB expects to officially launch Lotus Spa Villas on a design-and-build basis before year-end. Its first phase will consist of 20 units.

CHHB group managing director Mark Rozario tells City & Country this is the first time CHHB has adopted such an arrangement. “It was the builders that took the initiative and approached us, proposing a ‘design-and-build’ arrangement for customers of our bungalow lots. This allows us to offer prospective customers a wider choice of designs.”

“It also allows us to innovate with a niche concept for a small community within a much larger luxury residential estate,” says Rozario. He adds that if CHHB were to play the role of a developer, it may cause delay and this in turn may  ramp up costs.

Rozario says response has been encouraging as some 200 people have registered their interest in the Lotus Spa Villas project. There will be eight bungalow designs to choose from, with built-ups from 2,600 sq ft onwards. Prices start from RM599,888. Lotus Spa Villas will be broadband-ready and comes with life membership to the 27-hole Staffield Golf & Country Resort nearby.


Solid track record
Rozario says CHHB has assessed the two builders and found them experienced and capable. They have won awards for high-end residences. “The contracts that our customers will sign with these builders will be as stringent as those from any member of the Real Estate and Housing Developers’ Association,” he says.

Rozario expects CHHB to continue with its efforts as a landowner to conceptualise, design and deliver its brand of residences.

He believes Lotus Spa Villas is a highly marketable concept. “We will be working on developing this and other such brands in the future to offer sophisticated products within our large luxury residential developments.”
