SELANGOR: Hap Seng Land Sdn Bhd will open for sale a selection of bungalows and link houses called Urbana @ D’Alpinia tomorrow. The homes in its 76-acre (30.4ha) D’Alpinia project in Puchong are developed under the build-then-sell concept.

“This literally means that what you see is what you get,” said Datuk Paul Ng Kee Seng, chief executive of Hap Seng Land’s property division during a press preview of the development.

Hap Seng Land is a wholly-owned subsidiary of public-listed Hap Seng Consolidated Bhd that has diversified businesses, including plantations, property investment and development, credit financing, fertilisers, automotive, as well as building materials and stone quarries.

“Homes in Urbana @ D’Alpinia are close to completion at the time they are made available to the market. This enables a potential owner to experience his or her property almost in its entirety before making a purchase,” said Ng.

Build-then-sell homes provide potential owners with peace of mind. “One does not have to worry about unfinished developments by unscrupulous developers,” said Ng, who said the homes are ideal for upgraders and investors.

According to Ng, earlier properties launched in D’Alpinia have seen an average capital appreciation of 20% since they were launched in 2009. For instance, a 22ft X 75ft two-storey terraced house launched in 2009 at around RM440,000 now fetches RM620,000.

“We are confident the momentum will be sustained given the robust outlook for the landed property sector,” Ng said.

Urbana @ D’Alpinia comprises 26 units of 2½-storey bungalow homes with built-ups of 4,749 to 5,845 sq ft and 38 units of two- and 2½-storey link bungalows with built-ups of 3,489 to 4,168 sq ft.

The bungalows costing from RM2.1 million feature large glass windows and generous garden exteriors. The link homes with prices  from RM1.6 million offer wide entranceways and generous balcony areas.

The homes also come with built-in features such as a solar heater, water filtering system, alarm system and auto-gate, air-conditioners, bathroom accessories and shower screen as well as built-in kitchen cabinets with hood, hob and oven. All homes will be TM Unifi-ready.

Also included are 24-hour CCTV monitoring and proximity card access as well as a children’s playground.
